JOB SUMMARY:
We are seeking a skilled and reliable Rental Property Maintenance Technician to assist in the upkeep and improvement of our rental properties. This position requires a versatile individual with expertise in general maintenance, carpentry, plumbing, electrical work, and other repair-related tasks. The ideal candidate will be detail-oriented, self-motivated, and able to handle a wide variety of projects, ensuring our properties remain safe, functional, and attractive for tenants
Role and Responsibilities:
Carpentry & General Repairs:
Install and repair cabinets, hang doors, lay flooring, and perform light framing.
Conduct drywall patching, painting, and punch-out tasks to ensure a polished finish.
Perform light demolition as needed during renovations or repairs.
Plumbing:
Install and set toilets, replace faucets, and install plumbing trim.
Diagnose and repair basic plumbing issues such as leaks and clogs.
Electrical:
Replace outlets, switches, and light fixtures.
Troubleshoot basic electrical problems to ensure property safety and compliance.
Appliance Maintenance:
Assist in diagnosing and repairing common household appliances such as refrigerators, dishwashers, and HVAC units
Landscaping & Exterior Maintenance:
Perform general landscaping tasks to maintain property curb appeal (e.g., trimming, lawn care, snow removal, cleaning up debris).
Address light exterior repairs (e.g., siding, gutters).
Troubleshooting & Diagnostics:
Evaluate maintenance issues, identify root causes, and propose effective solutions.
Perform preventative maintenance to minimize future repair needs.
Follow up with licensed subcontractors when is needed to call one
Skills
Proven experience in property maintenance, construction, or a similar field.
Strong carpentry skills and ability to perform light framing, flooring, and cabinet installation.
General plumbing knowledge, including setting toilets, replacing faucets, and troubleshooting plumbing issues.
Basic electrical knowledge, including replacing outlets, switches, and fixtures.
Ability to patch and finish drywall, paint, and perform punch-out tasks.
Experience with light demolition and renovation work.
Familiarity with diagnosing and repairing household appliances.
Landscaping and light exterior repair skills are a plus.
HVAC certification is a plus
Requirements
High school diploma or equivalent; trade school certification is a plus.
Valid driver’s license and own transportation
Own basic tools necessary for completing common maintenance tasks.
Strong troubleshooting and problem-solving abilities.
Excellent time management and organizational skills.
Ability to work independently and efficiently.
Physical ability to lift heavy objects, climb ladders, and perform hands-on labor
The job will involve working in residential properties, both occupied and vacant. You must be comfortable working in a variety of environments and handling occasional tenant interactions professionally. This position requires walking, standing, climbing stairs, lifting; approximately 90% of working time.
Job Types: Full-time, Part-time
Pay: $25.00 - $27.00 per hour
Expected hours: 25 – 40 per week
